About Us Ballenas Housing Society (Ballenas) is a non-profit charitable organization who develops and operates inclusive housing communities appropriate to supporting tenants in achieving and maintaining stability and wellbeing. This position would be suitable for a skilled maintenance worker living in the Campbell River community who is seeking regular part-time hours which are flexible. The individual must be available to support on-call emergencies as required and backfill our regular full-time employee. Job Description - Maintenance Worker Position Summary - Reporting to the Maintenance Operations Manager and in accordance with Ballenas Housing Society (Ballenas) mission, strategic direction, principles and policies, this position is responsible for providing daily maintenance and repairs to buildings and properties. Key Responsibilities: •Perform preventative building maintenance and repairs as assigned including unit turn overs, basic plumbing or carpentry tasks, painting, cleanup, and grounds maintenance •Troubleshoot maintenance issues involving building repairs, electrical, plumbing, mechanical, structural, carpentry, painting, groundskeeping, and equipment repair or replacement •Receive materials and stock shelves, maintain shared workshop •Source and purchase parts, equipment and supplies required for repairs and maintenance within approved limits; maintain orderly and organized workshop •Maintain sidewalks, platforms and entryways to ensure safe access, including snow, ice and debris removal •Recognize and appropriately respond to emergency situations in accordance with policies and procedures •Wear task-appropriate personal protective clothing and equipment (e.g. eye protection, ear protection, particle masks, gloves) •Adhere to WorkSafeBC regulations and Ballenas safety procedures; immediately report any non-compliance or incidents of injury and accident •Set up and take down materials from facility areas for special occasions and events •Participate in the on-call roster and respond to emergency calls and security issues outside normal working hours •Immediately report any injury or accident. •Maintain cooperative working relationships with tenants, staff and leadership teams •Attend regular maintenance team meetings •Perform other duties as assigned and required Benefits: • Mileage reimbursement • Paid time off • Vision care • Dental care • Life insurance • Disability insurance • RRSP match • Extended health care • On-site parking
Qualifications & Experience
Education/Experience •A minimum of 3 years’ experience in complex maintenance, including basic plumbing, electrical, carpentry, landscape, painting, and equipment repair •Experience working with vulnerable populations including seniors and persons with mental and physical disabilities, addictions issues and low literacy •WHMIS Certificate •Occupational First Aid (OFA) Certificate Level 1 an asset OR an equivalent combination of relevant education and work experience Knowledge: •Thorough knowledge of safe work practices and WorksafeBC regulations •Thorough interpersonal communication (oral and written), collaboration, problem solving, and organizational abilities; proven abilities in customer service and conflict resolution •Working knowledge of the Residential Tenancy Act and Human Rights Legislation •Knowledge of MS Office Suite Skills/Abilities •Understand and carry out oral and written instructions and maintain records •Work independently and as part of a team with effective time management •Operate a variety of equipment, machines, hand tools and vehicles safely •Demonstrate professional standards of personal conduct, accountability, and competence •Maintain cooperative working relationships with the leadership teams, staff, and tenants •Communicate, problem solve and resolve conflicts Other Requirements: •Criminal Record/Vulnerable Sector Check •Valid Class 5 B.C. DL with clean Driver’s Abstract; plus access to vehicle •Suitable tools required to perform regular maintenance duties as set out above •May be required to work evenings or weekends in response to emergencies Working Conditions: •Perform physically demanding work •Lift and move equipment and materials •Work outside in all weather conditions •Exposure to equipment noise
