k’awat’si Consulting & Management Services is looking for a housing manager to manage KCMS’s growing commercial and residential First Nations portfolio in Port Hardy, including building and finance management, property operations/maintenance, tenant management, and residential tenant placement within established guidelines, standards, and regulations.

Responsibilities:
Coordinate and oversee all housing management activities including but not limited to;
Ensuring that houses are maintained, rents are collected, files are kept up to date, and tenants are adhering to policy & procedures as set out in tenant agreements.
Develop building operations manuals and schedules to improve the maintenance and operation of the properties and work with tenants to ensure that housing inventory is kept in good condition;
Assist in planning and managing new housing construction and renovations, ensuring coordination of applications, cost estimates, permits, reporting, and other necessary documentation;
Assists in developing five-year Capital Plans and housing budgets;
Prepares bids and works with contractors and construction management firms to select and award bids;
Keep current on all relevant Housing and rental standards and applicable regulations;
Administer programs in accordance with GNN policies and funding agency regulations;
Assist Community members with information and support for tenant applications, repair requests, and all related documentation;
Organize and oversee safety, move-in, and move-out inspections;
Assists in inspecting all aspects of construction (e.g. exterior, interior, walls, electrical, roof, concrete, paint, etc.) to ensure compliance with plans, and specifications, according to the BC Provincial Building Codes and/or Federal Building Codes.
Ensure all work and activities within the department are conducted in a safe and presentable manner;
Work with CMHC, FNHA, INAC, and other agencies to access funds, and complete required reporting;
Respond professionally and promptly to tenant inquiries, complaints, and issues reported;
Other duties as assigned by the Director.
Skills:
Demonstrated ability to work in a team environment with minimal supervision.
Willingness to learn new skills and upgrade qualifications.
Well-developed planning and organizing abilities.
Ability to exercise sound judgment in setting priorities and tact when dealing with confidential and sensitive issues;
Experience in construction, safety assessment, or building maintenance is an asset.
Qualifications:
Valid Rental Property Management license under the Real Estate Council of BC.
Five years experience in residential property management
Understand the CMHC program, familiar with bc building codes
Experience working with Indigenous families and communities;
Valid Class 5 Drivers
